A Legionella survey (also known as a Legionella risk assessment, when we’re pretending to be very serious) is a professional inspection of your building’s water systems. That includes hot and cold taps, tanks, showers, pipework, and those mysterious pipes that no one admits responsibility for.
The mission? To make sure Legionella bacteria haven’t checked in, unpacked their bags, and started thriving rent-free. These bacteria cause Legionnaires disease—a severe lung infection—which means this is one guest you definitely don’t want staying over.

System Mapping – “Where Does This Pipe Actually Go?”
We map the entire hot and cold water system: tanks, pipes, outlets, and sections that appear to have been installed during a previous civilisation. If water flows through it, we want it on the map.
Temperature Checks – “Too Hot, Too Cold, Just Right?”
Legionella loves water sitting smugly between 20–45°C. We check temperatures to make sure your system is either hot enough to scare it away or cold enough to make it miserable.
Stagnation Checks – “Dead Legs Aren’t Just Creepy”
We hunt down “dead legs” (unused pipework) and stagnant water. If water hasn’t moved since the Queen’s last jubilee, it’s officially suspicious.
Equipment Condition – “The Bacteria Buffet”
Scale, rust, sludge—we check for anything that might encourage bacteria to throw a dinner party. Clean systems = uninvited guests leaving early.
Control Review – “Is This Actually Happening?”
We review flushing routines, disinfection, and maintenance schedules to confirm they’re real, not just beautifully written and quietly ignored.
